Housing

Housing is the biggest line item for most people moving here. The St. George single-family median sale price was $563,500 in September 2026, down 2% from a year earlier. Prices vary a lot by area, home age, lot size, and HOA, so a townhome and a custom view home can be very different markets. See the September 2026 market report and the neighborhood guides for more.

Taxes

  • Income tax: Utah taxes resident income at a flat 4.45% for tax year 2026, down from 4.5% in 2025.
  • Sales tax: the combined rate in St. George is 6.75%. Nearby cities can differ. Washington City, for example, has a combined rate of 7.08% (per MovingUtah).
  • Property tax: a home that’s your primary residence (lived in at least 183 consecutive days a year) gets a 45% exemption, so it’s taxed on 55% of market value. Second homes and vacation homes don’t qualify. Starting January 1, 2027, new owners must file Form TC-473A with the county to receive the exemption after a change of ownership, and the deadline is September 15.

Utilities

  • The City of St. George bills electric, water, sewer, and trash together for most homes.
  • Homes south of the Virgin River, including Bloomington and Little Valley, generally get electricity from Dixie Power, a member-owned cooperative, instead. Confirm the provider for any address.
  • Natural gas is a separate account with the regional gas utility (Enbridge Gas Utah, formerly Dominion Energy).
  • Summers are hot, with an average July high around 102°F based on NOAA’s 1991–2020 normals, so budget for higher cooling bills in July and August.

Cars

Washington County doesn’t require vehicle emissions testing. Utah only requires it in Salt Lake, Davis, Utah, Weber, and Cache counties. A vehicle titled in Utah for the first time does need a VIN inspection.
