Where it is and getting around
Little Valley is a broad area on the southeast side of St. George, south of the Virgin River and east of River Road, stretching along Little Valley Road and 3000 East. It isn’t one subdivision. It’s a patchwork of separately platted neighborhoods, including Sequoia Estates, Arbors, Crimson Vistas, Maple Estates, Knolls at Little Valley, Meadow Valley Estates, Meadow Valley Farms, Banded Hills, and Tupelo Estates. Little Valley Elementary and the city’s pickleball complex on Horseman Park Drive are the landmarks most people navigate by.
| Destination | Approx. drive |

Drive times are rough estimates in normal traffic and vary by street.
Homes you’ll find
Most homes here are newer single-family houses built from the 2000s on, and builders are still active. Because this was farmland, lots in the core subdivisions tend to run larger than in older parts of town, and the outer edges include true acreage. Some of those parcels are zoned for horses. Regional builders like S&S Homes, Salisbury Homes, and Ence Homes have all built here.
Prices depend far more on the subdivision and the lot than on the Little Valley name. Recent sales have run from around the citywide median up to the top of the market. For reference, the citywide single-family median sale price was $563,500 in September 2026 (see the full report).
Parks, trails, and things to do
- Little Valley Pickleball Complex: the city lists 33 courts here, one of the largest public pickleball facilities in Utah.
- Equestrian path: a dirt horse trail runs alongside Little Valley Road, separate from the sidewalk, which is a holdover from the area’s ranching days.
- Sand Hollow State Park: the reservoir and red-sand dunes are roughly 20 minutes east.
- Neighborhood parks and ball fields are scattered through the area, and the citywide trail network is a short drive away.
Short-term rental note
No Little Valley subdivision appears on the city’s approved short-term rental list.
St. George allows nightly (short-term) rentals only in commercial zones, in developments named on the city’s approved short-term rental list, or on a single-family lot of two acres or more that fronts a major collector or arterial street and sits at least 500 feet from another short-term rental. Every short-term rental also needs a city business license. Always confirm a specific parcel with the city before buying with rental income in mind. See the full short-term rental guide →
Before you buy here
- Electric provider: homes south of the Virgin River, including Little Valley, are generally served by Dixie Power, not the city’s utility. It’s a separate account.
- HOA and CC&Rs: some plats have an association with dues and design rules, and some have none. Ask for the documents early.
- Animal rights: horse property depends on the parcel’s zoning, not the neighborhood name.
- Schools: assignments change as the area grows. Check any address with the Washington County School District boundary tool.
