Living in Washington Fields

Washington City, just east of St. George and south of the Virgin River. Former farmland that’s now mostly newer homes, many on roomier lots.

Where it is and getting around

Washington Fields is a broad residential area in Washington City, not St. George. It fills the bench south of the Virgin River along Washington Fields Road. For generations it was farmland, and over the last couple of decades much of it has filled in with newer subdivisions and master plans. Washington Fields Road runs north to Telegraph Street and I-15 at Exit 13, and the Southern Parkway gives another route to the freeway.

Neighborhood names you’ll see include Brookhaven Fields, Majestic Heights, Roadrunner Ridge, Queensridge, Old Farm, Sky View Estates, and Stucki Farms (also marketed as Alaia), a planned community of roughly 567 acres.

Homes you’ll find

Most homes are single-family houses from the 2000s through the 2020s. Lots are often larger than in older parts of the valley, many around a quarter to a third of an acre, with some estate lots close to an acre. That’s why three-car garages, RV pads, and RV garages are common. There are also a few townhome communities, and builders are still active in places like Stucki Farms.

I haven’t published a price range for Washington Fields because I couldn’t verify one from a reliable source. Ask for recent comparable sales on any street. For context, the St. George citywide single-family median was $563,500 in September 2026, but Washington City is a separate market.

Parks, trails, and things to do

  • Sand Hollow State Park: reservoir boating, paddleboarding, and the Sand Mountain dunes for off-highway riding, about 15–20 minutes east.
  • Warner Valley Dinosaur Track Site: a BLM site south of the Fields at the end of Warner Valley Road.
  • Virgin River Trail and paved paths a few minutes north, with Pine Valley Mountain filling the view.

Short-term rental note

Washington Fields falls under Washington City’s rules, not St. George’s, so the St. George approved list doesn’t apply here. I haven’t verified Washington City’s current short-term rental ordinance, so check with Washington City and the HOA before planning on nightly rentals.

Before you buy here

  • Different city, different costs: the combined sales tax in Washington City is 7.08%, compared with 6.75% in St. George. Utilities and services are set up through Washington City.
  • Check HOA documents, since some subdivisions have them and some don’t.
  • Confirm school assignments with the Washington County School District boundary tool.
